A Scottsdale Vacation Rental for 16 People: What to Look For

Sixteen is the number where a group outgrows most houses. How to tell a home that sleeps 16 from one that just lists it, and the one we host near Old Town.

Sixteen is a tricky number

Search for a Scottsdale vacation rental for 16 people and you will find plenty of listings that claim it. Fewer are comfortable for it. Sixteen guests is two or three families, a full wedding party or a golf group with partners, and at that size the details of the house decide whether the week works.

Here is what we would check before booking any luxury estate rental in Scottsdale for a group of 16, followed by how our own house measures up.

What sleeps 16 should mean

Ask how many guests sleep in actual beds and how many on sofas or in bunks. Ask how many bathrooms there are, and how many are shared. Ask whether every bedroom has a door. A house that sleeps 16 with three bathrooms and four people on air mattresses is a different trip from one with six baths and real beds.

Then look at the common space. Sixteen people need a dining table that seats everyone, a kitchen two or three people can cook in at once, and enough seating outside that nobody stands at the pool.

  • Beds: count sleeping spots in real beds, not the headline number.
  • Bathrooms: one for every three guests or better.
  • Layout: separate wings or casitas help couples and families.
  • Location: how far is dinner, and who has to drive?
  • Rules: occupancy limits, quiet hours and the event policy, in writing.
  • License: a legal Scottsdale short-term rental is licensed with the city.

Wild West Estate: sleeps 16 near Old Town

Wild West Estate is the Scottsdale house we host for exactly this size of group. It has seven bedrooms and six baths and sleeps up to 16, with fourteen guests in beds and the sleeper sofa in the primary suite taking the last two. Three bedrooms have kings and four have queens, including two casita-style rooms off the main house that suit cousins, teenagers or a couple who wants a little distance.

The house was rebuilt with an open great room and a game lounge, and the backyard has a heated pool with a swim-up bar and baja shelf, a spa, covered patios with fire features, a putting green and bocce. It sits less than a mile from Old Town, so most nights the group can walk or take a short ride to dinner instead of sorting out drivers.

When 16 turns into 20 or more

Group sizes grow between the first email and the booking. If yours does, Valley Vista Estate in Paradise Valley sleeps up to 30 across eleven bedrooms, with a detached casita that has its own full kitchen, a bunk room, a game room and a pool with a swim-up bar. It is a better fit than squeezing extra people into a house built for 16, and it is about 15 minutes from Sky Harbor.

The rules that come with a big house

A house that sleeps 16 is not a venue. Our homes are guest accommodation only, with no parties, events or outside guests, and outdoor noise ends at 10 pm. Scottsdale neighborhoods take this seriously, and so do we. Groups that plan their big nights in Old Town and their afternoons at the pool never run into it.

Running a week with 16 people

Big groups run better with a little structure. Have groceries delivered before you arrive so the first evening is not spent in a supermarket. Bring two or three cars rather than one per couple, since parking at any house has limits and Old Town is a short ride anyway. Plan one shared dinner at the house and one booked table out, and leave the other nights loose.

Assign rooms before anyone lands. With seven bedrooms and sixteen people, the conversation about who gets the primary suite is much easier over email than in the driveway.

When to book for a group of 16

Large homes book out first, especially from January through April. The Phoenix Open in February, spring training from late February through March, and the big January events at WestWorld all compete for the same houses. Book six months or more ahead for those weeks.

Weekend stays have a three-night minimum, Thursday through Sunday. Late spring and fall offer more choice and warm pool weather. Call (480) 781-0717 with your dates and headcount and we will tell you straight away whether the house fits.
