A 10 Bedroom Vacation Rental in Scottsdale: Inside Valley Vista

Houses with ten or more bedrooms are rare in the Scottsdale area. Here is how ours is laid out, how thirty people actually sleep in it, and what to check in any house this size.

Why ten bedrooms is a short list

Search for a 10 bedroom vacation rental in Scottsdale and the list gets short quickly. Most large rentals in the area top out at six or seven bedrooms, and many that advertise more reach the number by counting lofts, dens and sofa beds. For a group of twenty or more, that difference matters: it is the gap between everyone having a door to close and three people sleeping in the living room.

Valley Vista Estate is our answer to that search. It has eleven bedrooms, eight full baths and two half baths, and sleeps up to thirty guests. It sits in Paradise Valley, behind a private gate, on the quiet side of the Phoenix metro and close to Scottsdale.

How thirty people actually sleep

The question to ask about any big house is not how many people it sleeps, but who sleeps where. Before arrival we suggest you make a room plan. It saves the first hour of the trip and avoids the awkward moment in the hallway.

Give the two primary suites to the people who need privacy most, often grandparents or the couples organizing the trip. The detached casita works well for a family with small children, who can keep their own bedtime and their own kitchen, or for anyone who wakes early. The bunk room takes the kids and teenagers, who generally prefer to be together anyway. The remaining bedrooms go to couples and friends.

Eight full bathrooms for eleven bedrooms is a generous ratio for a house of this size. It is the detail that most affects a big group's mornings, and the one most listings leave out.

Living together in one house

The common spaces are what make a house this size worth booking. A big kitchen and dining area let a group cook and eat together, which is often the point of the trip. Outside, the sunken outdoor kitchen and the pool become the center of the day, with two fire pits and a fireplace for the evening.

It is also worth planning for some separation. With a game room, a casita and two primary suites, people can find quiet when they need it. Most groups settle into a rhythm within a day: shared breakfast, everyone off in different directions, back together for dinner.

Valley Vista is guest accommodation only. It is not a venue for weddings, parties or events, and only registered guests may be at the house. Paradise Valley has strict neighborhood rules, so outdoor noise is kept low and ends by 10 pm.

Arriving with a group this size

Twenty or thirty people rarely arrive at once. Expect flights spread across a day, so plan airport runs in waves. Phoenix Sky Harbor is about twenty minutes from the house. We can arrange a driver or a shuttle for the group, which also solves the question of how many rental cars to bring.

Parking is limited at any residential house, so fewer cars is better. A couple of vehicles for groceries and errands, plus a driver for nights out, usually covers it. Old Town Scottsdale is about fifteen to twenty minutes away, and Camelback Mountain, Biltmore Fashion Park and several of the valley's well-known resorts and spas are close.

When Valley Vista books up

A house this size has a calendar shaped by big groups. The holidays fill first, followed by January through March, when Barrett-Jackson, the Phoenix Open and spring training bring families and friends to town together. Those weeks carry longer minimum stays, so plan around them and ask early.

Fall and late spring are the easiest times to find dates and still have weather made for the pool and the fire pits. Summer is hot, but it is also when a large family can have the house with the most choice of dates, and the heated pool becomes cool relief by evening. Extended stays of thirty nights or more are welcome in any season.

What to check before booking any big house

Whether you book with us or anyone else, a few questions will tell you whether a large rental will work. Ask how many true bedrooms there are, with doors, as opposed to sleeping areas. Ask for the bathroom count, full and half. Ask whether the house holds a current short-term rental permit for its town; ours do. Ask what the house rules are on noise and visitors, and believe the answer. And ask who you call at ten at night if something stops working.
